Excel-style formulas
Start with =, for example =RATE*6, =REVENUE*2% or =SUM(D1:D3). Use +, −, *, /, ^, %, parentheses and SUM, AVERAGE, MIN, MAX, ROUND or ABS. Each cost table has its own numbered rows: C1 is line 1's amount / rate and D1 is line 1's calculated total. References follow current row positions when lines are added or removed. Named values: RATE, FLOOR_AREA, LAND_AREA, UNITS, REVENUE, MONTHS, CONSTRUCTION_COST and LAND_PURCHASE. Circular references and unsupported Excel functions are flagged. Press Enter or click away to finish editing.
About finance charges
Calculated interest is included in Finance charges and the feasibility totals. The previous interest allowance is retained for reference but excluded to avoid double counting. Funding shares are applied to costs selected for project funding in Cashflow overview. Finance charges can be based on a percentage of a facility. If such a fee is financed, its amount is included in the facility calculation. Interest is assumed to be paid separately, not financed.
How the figures connect
Percentage of land purchase uses the first land line as its base. Project surplus = revenue less all cost categories. Yield / ROI = surplus ÷ total cost; sales margin = surplus ÷ revenue. The construction subtotal feeds the cashflow billing schedule. A positive surplus alone does not establish whether a project is viable.
